It is critical that a sealant be applied to all surfaces before assembly to provide a weather tight bond for the long life of your B & B Doors and Windows Sliding French door unit. Read and follow the finishing recommendations on the back page of these instructions. The paint or clear finish is the seal and must protect all wood and putty surfaces from moisture. Important: Read all instructions and warranty information before beginning to assemble and install the B & B Doors and Windows sliding French door. The long life of this quality product will be ensured if these precautions are taken before assembly and installation.

FRAME ASSEMBLY INSTRUCTIONS

(FRAMES 12' & UNDER ARE PRE ASSEMBLED BY THE FACTORY.)

INSTALLATION INSTRUCTIONS FOR REPLACING ALUMINUM SLIDER:

THESE ARE HELPFUL HINTS FOR REMOVING OLD ALUMINUM SLIDING DOOR:

STEP 1: Removing active door: In most cases, just lift the slider up off the track and pull in at the bottom to remove the active door.

STEP 2: Removing stationary door: Unscrew and pull the plate from the stationary (outside) door. The plate screw is most likely at the bottom of the open edge of the door. However, check carefully for any other screws or stops that may be holding the door in position. Carefully slide the door in the channel) or track) to the center of the opening. Then lift the door up and out of the channel (or off the track - same as step 1). Swing in at the bottom and remove door.

STEP 3: Freeing old aluminum frame: Remove all visible screws from old frame. Check on track for screws into floor. After all screws are removed, check the frame to see if it is free from the building structure. To do this, pull in at the center of the old frame to see if it pulls away from the stucco or plaster. If the frame still seems firmly fastened to the structure, it is probably because some aluminum door frames have a right angle flange that extends in under the plaster, stucco or siding. These flanges are nailed into the sides of the door frame studs and overhead header. If this is the case, you must use a circular saw with a carborundum blade or a saber saw with a cut all blade to cut inside and outside. This should free the old frame from the structure. Typically cutting 1 ½' back from the edge of the stucco where it meets up with the aluminum frame will provide enough access to remove the fasteners retaining the aluminum flange.

STEP 4: Removing old aluminum frame. You are now ready to remove the old frame. Grasping the frame at the center overhead, pull down until the frame pulls away from the structure and bends sharply. Do not attempt to save the frame, as pulling it out sideways and intact almost always damages the plaster or outside cover. Continue pulling the frame into the openings away from structure until it is completely removed.

Now you are ready to begin installation of your new B & B Doors and Windows Sliding French door.

PRE-ASSEMBLE FRAME BEFORE INSTALLING INTO ROUGH OPENING

Frames 12' and under are pre assembled by the factory.

ASSEMBLE THE FRAME HORIZONTALLY WITH SIDE JAMBS ON NARROW SIDES

The frame must be assembled horizontally, on a clean and flat floor or large worktable.
To avoid scratching the wood surfaces make sure that your work surface is clean. To assemble the frame, stand the four frame parts on their narrow sides (with horns facing upwards on the sill). As you lay out the four parts of the frame, make sure that the left and right side jambs are in correct position, relative to the sill and head jambs. The left and right side jambs can be distinguished by the distance of the parting bead from the side of the jamb (see illustration A).

APPLY CAULK TO JOINT SURFACES AND ATTACH SIDE JAMBS TO SILL

Before fitting the four legs of the frame together, apply a generous amount of silicone or caulk on all four joint surfaces. Attach (with screws provided) the bottom right and bottom left jambs to the sill, and then the top right and top left jamb to the head jamb. The head parting bead must fit into the channel of the jamb legs (the channel is approximately ½" wide). As you do this, you must ensure that the corners of the left side jamb and the right side jamb, which join the sill and head jambs, are flush and align with one another before screwing the joints together. If the joint surfaces do not have flat, level contacts the door frame will not properly align. This will cause the door to slide roughly after it has been installed. By pressing down on a flat surface, as you fasten the corners, you will ensure that all surfaces of the frame are flush; and the frame itself will more likely be square.

INSTALLING YOUR NEW B & B DOORS AND WINDOWS SLIDING FRENCH DOOR UNIT.

Step 1: Before installing the frame into the wall opening, seal the back sides of the jambs and sill. Make sure your opening at the bottom is level (THIS IS MOST IMPORTANT THAT THE SILL IS LEVEL SO THE ACTIVE DOOR SLIDES EITHER WAY WITH THE SAME AMOUNT OF FORCE AND ALLOWS PROPER WATER RUN OFF). Use a level to check the opening for level, (use a level close to the same width as the opening in order to achieve a true check). Make shims to accommodate the opening. Using a galvanized sill pan under the oak sill is also recommended. This can be obtained at most sheet metal fabricators. Follow their instructions on proper installation of the sill pan.

Now the frame is ready to install. Apply a generous amount of calking between the door frame and the building floor or on top of the sill pan, (see illustration B). Then, position the frame in the wall opening. CHECK FOR SQUARENESS according to illustration C. if the door frame is not square, check the corner points to make sure they fit flush. Once square ness has been verified, tack-nail into place using 1 nail into each corner to temporarily hold frame into place.

Step 2: Because it is unlikely your rough opening will be exactly square, it will require shimming to hold your frame securely squared to the house structure. Shims should be spaced approximately 18 inches apart where needed and no more than 3 inches from any corner after shimming, check for final square ness and proceed with finish nailing. It is recommended that final nailing be done through the shim areas to assure a solid, square installation.

NOTE: Before installing doors, see FINISHING RECOMMENDATIONS on last page of these instructions.

Step 3: Now you are ready to install the stationary door. When installed, this door verifies that your frame is square and helps keep it square during other installation procedures. To install the stationary door, position the top of the door (the narrow top rail) into the top center jamb channel, (see detail 1). Make sure the edge angle on the bottom rail (the wider one) matches the angle on the sill. It is easiest to start centered in the opening, holding the top rail snugly up into the top frame jamb-channel, swing the bottom rail into position on the sill. It may be necessary to remove the screen door track to swing the bottom in. to remove the screen track unscrew the track screws and lift the track straight up. Slide the stationary door firmly against the stationary end of the jamb leg channel. Be sure the stationary door is butted firmly up against the alignment ridge on the sill. Re- install the screen track. Secure the stationary door in position by toe nailing with two 2 ½ inch 8 D finish nails at both top and bottom of stile. For weather tight seal, install a bead of caulk around the entire outside perimeter of the stationary door.

NOTE: WHILE INSTALLING THE SLIDING DOOR NEVER LET GO OF THE DOOR DURING THIS STEP, THE DOOR MAY TIP OVER AND CAUSE SERIOUS INJURY.

Step 4: With the stationary door in place, it is time to install the sliding door. Remove the 5/8 x 5/8 retaining stop located on the head jamb towards the inside of the opening, using a Phillips screw driver. In many cases you can remove all the screws except the last one on the stationary door side. This should allow you to lift the retaining stop up as you install the sliding door, (see illustration D1). From the inside, position the sliding door near the center of the opening, lift the sliding door and set the bottom on the inside door track. You may have to lift one of the edges of the door to center it over the track. While holding door up, slide the door back and forth (about 1 foot either way) to make sure the rollers are on the track, they should slide reasonably smooth. Once the door slides smoothly, you are ready to reinstall the retaining stop. Lift the retaining stop up and over the sliding door, this allows the door to sit in the proper channel location. Slide the door back and forth to assure the door is on the track properly, reinstall the screws that hold the retaining stop but do not over tighten these screws as it might crack the retaining stop. Note: you will need to remove the sliding door panel to install the flush bolt strike, as described in step 8. Adjust the sliding door wheels, located on the outer edges of the door near the bottom of the door through the 3/8" holes. Using a #2 Phillips bit screw driver turn clockwise to raise counter clockwise to lower. If necessary, adjust the wheel heights to correct misaligned door stile with squared door frame, (see illustration D2). It is also important, while adjusting, to pay close attention to the bottom door weather-stripping making sure that the weather-stripping is touching the sill, (compression should be approximately 1/16"). Slide the door back and forth to make sure the door slides smoothly, if necessary, make slight adjustments.

Step 5: You're B & B Doors and Windows sliding door comes with internal lock body factory installed. Install the levers provided in the hardware box following the manufactures installation instructions. NOTE: before installing the lock strike make sure the weather-stripping is installed in the sliding door jamb, (see illustration E). this will assure that the strike is installed in the correct position for smooth, easy closures.

Step 6: Immediately after completion of door lock installation, install the wooden door bumper. With the sliding door in the closed position, install the wooden door bumper provided in the hardware lock box with 2 #6 x 1 ¼" screws provided, the location of the door stopper goes in the sliding door channel on the opposite end of the sliding door when its in the closed position, this allows the sliding door to touch the stopper and maintain a clearance between the levers and the stationary door, (see illustration F).

Step 7: Installing the wooden screen door. To install the outside screen door, place screen door (the narrow top rail) into the outside channel. The aluminum screen insert goes to the outside. Swing the bottom rail inwards on top of the screen door track. Slide the screen back and fourth to make sure the wheels are properly on the track. If the wheels are not on the track, lift one edge at a time to align the wheel over the track. When the screen is on the track properly the screen should slide with great ease. Adjust the wheels (the same as the slider door), to correct out of square alignment to the vertical frame. Be sure the top of the screen doesn't touch the head jamb, adjust for clearance (should maintain 1/8").

Step 8: Installing the strike for the flush bolt on the sliding door. With the sliding door in the lock position, with the flush strike in hand, position the strike over the flush bolt and push up the bolt over the strike. Outline the strike on the jamb. Remove the sliding door panel and place the strike over the outlined area, mark the bolt hole and the screw holes. Remove the strike and drill for bolt hole and screw holes. Install the strike with the screws provided. Reinstall the sliding door as detailed instep 4, (see illustration G).

Final finish: We recommend where possible, you trim around the inside of your frame unit with a solid wood molding. This will enhance the solid beauty of your sliding French door unit. Note: When installing the interior molding make sure you do not cover the 5/8" x 5/8" sliding door retainer stop. Clearance must be maintained for future access to remove the sliding door.

INSTALLATION TROUBLE SHOOTING CHECK LIST

B & B Doors and Windows sliders are a built to order, hand crafted, quality product manufactured to provide an easy and smooth operation. If you have difficulty with the operation of one of our slider units, please check the following installation related items:

Sag in the frame will prevent the active door from sliding and/or sliding easily.

Sag or non level sill will do the same as above.

The square of the frame should be checked with a tape measure to see that it is correct.

The plumb of the frame as well as the plumb of the inactive door should be checked with a string weight or long straight edge to see that they are in line.

A quick drying silicon spray or paste wax on the Q-Lon weather-stripping along the head jamb and sill will also help promote an easy sliding action.

Check the two sets of dual ball bearing wheels for debris of any kind that may have become lodged in during installation. Also check for any debris along the track in the sill

For one (1) year from date of shipment from our factory, B&B Doors and Windows warrants this door or window product to be free from defects in materials and/or workmanship which would render the product unserviceable or unfit for its recommended use. Installation is the sole responsibility of the customer or their representative (installer). B&B Doors and Windows assume NO responsibility for other's work. The warranty is void if the product is not installed and/or finished according to the manufacturer's instructions, if installed in the most severe weather exposures, or not finished-sealed-on all six sides in accordance with the handling and finishing instructions provided with this product. Please refer to the National Wood Window & Door Association's   "How to Store, Handle, Finish, Install and Maintain Wood Doors".

If a claim should arise and the product is found to be in compliance with the warranty conditions, the manufacturer may at its option (1) repair the product, (2) replace the product as originally shipped. If the product has been finished and installed prior to the claim, the product must remain installed for inspection from the factory representative.

Variations in texture, grain pattern, or color of the wood are NOT considered defects. The appearance of a finished product is not guaranteed after finishing. The manufacturer assumes no responsibility for re-staining/painting of any product. Furthermore, the manufacturer assumes no responsibility for the reinstallation of the product.

There are NO warranties expressed or implied that extend beyond this written warranty. Manufacturer shall not be liable for any consequential, indirect, or incidental damages. Manufacturer's sole liability is as stated herein and in no event shall extend beyond the original purchase price paid to B&B Doors and Windows.
